Description: Position Summary: To work in accordance with established procedures and instructions of Director of Maintenance, Vice President of Residential and Owner.
Procures specifications, bidding jobs, sourcing vendors, and expediting major renovations and capital improvement projects.
Residential Renovation Manager ensures that the company's physical assets are maintained and repaired properly.
This entails managing projects, renovations, and vendors.
Responsibilities: · Review invoices & pricing for renovation related purchases on specific communities within the portfolio · Provides support for maintenance personnel at all communities · Ensures that all documentation is maintained according to company and industry standards for both personnel and maintenance related issues · Reviews quality and quantity of all maintenance operations for efficiency · Ensures service and maintenance records are properly maintained as it pertains to renovations · Performs inspections of all make-ready apartments to ensure quality standards and resident satisfaction · Randomly reviews Move-In Inspection forms to eliminate the need for follow-up repairs · Obtains best pricing on parts and subcontractors pricing and quality · Meets weekly with Regional Property Manager and Director of Maintenance to ensure proper communication · Submits maintenance budgets and cost savings analysis as needed · Locates subcontractors, vendors and suppliers as needed · Creates and negotiates contracts, scope of work and pricing from subcontractors, vendors and suppliers as needed for annual capital improvement projects · Investigate buyer’s access to improve specific vendor pricing · Obtains and implements all necessary information to comply with local and federal laws (including employment information, OSHA information, etc.
) · Assumes responsibility for representing David S.
Brown Enterprises, LTD in a professional manner always · Performs all other duties at the request of the Director of Maintenance, Vice President of Residential and Owner · Flexibility in work schedule as determined by Director of Maintenance · Determine budgets set for each renovation project and research specifics such as design and materials required · Provide suggestions for rearranging kitchens, bedrooms, living rooms and bathrooms according to selected designs · Create cost estimates for each renovation project and obtain clients’ approvals · Gather a team of professionals such as interior designers and HVAC technicians for each job assignment Instruct renovation team members on how to go about each module, including remodeling, painting, and reconstructing facades Create and process bills for services rendered and follow up on payments Essential Duties: Project Evaluation: Assist communities in creating a project scope of work Evaluate for In-House vs.
Contract Give recommendations for completion Contracts: Assist Director of Maintenance in acquiring contract bids Monitor contracts during completion Assist communities in inspecting completed work to ensure compliance In-House: Assist with the creation of project plan Assist in project implementation Assist in acquiring labor resources Assist with the documentation of project and cost saving Service Contracts : Support communities with quality control of service contracts Assist with recommendations for service contacts Evaluate work and give feedback Miscellaneous: Contribute to the Quality Assurance effort by accomplishing tasks and assisting with projects as needed Comply with all DSB policies and procedures Perform various other duties as assigned by Director of Maintenance Requirements: Required Experience & Skills: Must have eight to ten years of relevant work experience · The ability to work under pressure and meet deadlines Proficient in reading and understanding building plans and specifications Safety standards knowledge and enforcement Must be a self starter with ability to set goals and tasks Good communication skills and a willingness to learn.
Mathematical Skills: Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions, decimals and percentages Reasoning Ability: Ability to deal with problems involving a few concrete variables in standardized situations Language Skills: Ability to read and comprehend simple instructions, short correspondence and memos.
Ability to write simple correspondence Education/Training: · High School Graduate or equivalent · College degree preferred · Must have reliable transportation · Valid Maryland Driver’s License Physical Demands: · While performing the duties of this job, the employee is regularly required to talk or hear.
· Employee frequently is required to stand, walk, use hands to finger, handle or feel and reach with hands and arms.
· Employee is frequently required to sit, stoop, kneel, crouch or crawl, and taste or smell.
· Employee must frequently lift and/or move up to 20 pounds occasionally lift and/or move up to 25 pounds.
· Specific vision abilities required by this job include close vision, distance vision, color vision or peripheral vision.
· While performing the duties of this job, employee is frequently exposed to outside weather conditions.
· The noise level in the work environment is usually moderate.
