*POSITION SUMMARY:* Responsible for the day-to-day building operations, including responding to tenant requests, performing repairs and maintenance of building systems, and overseeing the work of subcontractors who are performing service work.
*PRIMARY DUTIES:* * Maintain positive communication with building tenants, particularly evaluating, prioritizing, responding to and following up on their requests and problems to ensure tenant satisfaction.
* Perform repairs and adjustments to all building systems, including HVAC, plumbing, mechanical, electrical and finishes.
* Inspect and maintain overall building and grounds appearance to ensure a high standard of quality.
* inspect and evaluate all building systems on a regular basis.
* Maintain inventory of building supplies and initiate work orders to replenish.
* Advise chief engineer and/or property manager of major problems and recommend corrective actions.
* Assume day-to-day security needs of building as well as 24-hour emergency on-call responsibilities; investigate alarm sequences, unauthorized entry/vandalism and life- safety situations.
* Direct and coordinate subcontractor activity for maintenance of repairs; determine, along with subcontractor, the proper corrective measures.
* Maintain daily records of building operation and secure a central location for records.
* Perform all service per the prescribed preventive maintenance schedules for the equipment as furnished on a routine basis.
Perform troubleshooting, modifications, adjustments and routine repairs resulting from the PM service inspection.
* Perform routine plumbing repairs to flush valves, shutoffs, seals, fixture replacement and piping repairs, including the seating of copper piping and tubing.
* Perform all assigned functions and tasks during emergency situations, i.
e.
, assist with fire drills and alarms, freeze-ups, leaks, etc.
* Maintain all tools, parts and supplies in an organized manner, inform the chief engineer of any needs for replacement, restocking or repair of items.
* Perform minor carpentry for repairs and tenant needs; repair locks and cylinders, install hardware and provide re-keying and key cutting for tenants and general building needs.
* Perform clean-up and general maintenance of all mechanical spaces, work areas, storage areas and equipment as required to maintain all areas in a safe, clean state.
* Provide routine painting and sealing of equipment and services, as needed.
* Provide on-call and off-hours response during evenings, weekends and holidays; be available and respond accordingly during these periods when so assigned.
Furnish diagnosis of any situation and direct the matter or situation to the proper individuals or contracted service firm.
Contact chief engineering or property manager for clarification, assistance, or direction if the situation requires.
* Perform all work assigned by the chief engineer and property manager as deemed necessary to maintain and operate the properties at an optimum level.
* Assist construction trades, particularly mechanical and electrical, with tenant fit-out and system repairs and modifications with regard to shutdowns, system investigation and the installation of various HVAC and building elements.
* Aid and assist with special events.
* Perform other job-related duties as assigned.
*REQUIRED SKILLS, KNOWLEDGE, AND ABILITIES:* * Four years' experience working as a facilities operator, maintenance person or building technician.
* Proficient working knowledge in mechanical, electrical, plumbing, systems control and construction.
*DESIRABLE SKILLS, KNOLWEDGE AND ABILITIES:* * High school diploma, GED and/or vocational training * Good verbal and written communication skills * Strong organizational skills * Strong customer service focus * Ability to understand and utilize various testing devices * Strong interpersonal skills so as to effectively interact with tenants and subcontractors * CFC certified * Computer literate * Working knowledge of energy management systems and building VAV systems *PHYSICAL STANDARDS:* * Must possess a valid driver's license and the ability to operate a motor vehicle.
* Able to occasionally lift heavy objects (80-100 lbs.
) and exert sustained physical effort over a long period of time.
* Must be able to access and inspect buildings and grounds, including climbing ladders, stairwells, rooftops, confined areas, etc.
