GENERAL SUMMARY/JOB PURPOSE: The CRE Project Manager provides a wide range of administrative and technical project tasks overseeing design, engineering, construction, renovations, commissioning and auditing operational systems.
Serves as Owner’s Representative for project management and administration of design, engineering and construction projects.
Responsible for adherence to engineering, design and construction standards.
Oversees scheduling, budgeting, cost accounting and project management reporting across the global real estate portfolio.
Position requires extensive knowledge of building design, construction, engineering systems and building operations.
ORGANIZATION STRUCTURE: Reports to: Senior Corporate Real Estate & Facilities Manager PRINCIPAL ACCOUNTABILITIES: Work with CRE Team to develop real estate requirements, growth projection models for regions and initiate projects in accordance with Lease transaction timeline Work globally with Governments, Economic Development Agencies and local authorities on business issues relating to real estate, compliance and capital projects Commission, reinstate or close out projects per required real estate Lease time lines Work with Finance on project cost accounting, cost segregation, recapitalization, FF&E asset management and furniture disposition Manage projects from concept to completion, resolve conflict, manage multiple priorities and meet goals Work across the portfolio at an enterprise level to identify efficiencies and achieve economies of scale Assess existing conditions, document operational infrastructures, provide continuous improvement and quality control Comply with internal procedures related to financial controls, branding, contract administration, legal review and risk insurance Perform other duties, functions and special projects assigned by Manager, which may include Facility related matters Provide requirements analysis, planning, administration, programming, design, construction and management oversight to ensure all real estate projects are completed in accordance with established construction budgets and standards Ensure project teams understand all policies and procedures related to construction administration Promote safety compliance with all contractors and their subcontractors Monitor team compliance with all applicable codes and standards established for assigned projects Prepare and review change orders to construction contracts and amendments to A&E contracts Lead progress meetings with CRE team, architects, consultants, contractors and internal/external stakeholders Coordinate attendee schedules, discussions, track agenda items, distribute minutes to the teams Develop and review record documentation related to project construction administration, contractor payments, change orders, construction inspections, quality controls, safety and overall contract compliance Ensure as-built documentation and project files are created and maintained Prepare construction-drawing analysis for decisions related to construction and/or consultant services contracts Lead the selection and contracting process for consultants and construction teams as necessary for each project KNOWLEDGE, SKILLS and EXPERIENCE: 10 year’s commercial Project Management experience overseeing all phases of architecture, project design, engineering and construction Strong communication, time-management and presentation skills Able to interpret complex construction drawings, schematics and specifications Proficiency in Google Suite, & project management tools PMP / OSHA certifications Experience with LEED, Energy Management, Health, Safety and Environmental Compliance a plus Ability to travel Internationally and work irregular hours Requires specialized knowledge to integrate architecture, interiors, furniture design, structural, mechanical, electrical, fire protection, IT infrastructures, FM automation and building systems.
Experience in health, safety, fire prevention, emergency planning and disaster recovery.
And ideally: Bachelor’s degree in Architecture or Engineering CAD systems experience KEY DECISIONS: Develop budgetary controls and schedules for each project to effectively monitor progress Prepare, review and update budgets, cost and scope amendments Develop vendor cost estimates and analyze contractor proposals as required Negotiate contracts and ensure all contractors comply with terms and conditions WORKING ENVIRONMENT & CONDITIONS: Ability to sit and work at a computer for extended periods of time Some travel may be required
